Free roof inspection. No catch.
Forty-five minutes on your roof. Drone, ground, attic. You get a photographed report by the next morning — even if our honest answer is that your roof is fine for another five years.
When to book one.
After a storm.
Hail, high winds, ice damming. Many storm-damage signs are invisible from the ground. We confirm whether there’s coverable damage before you file a claim.
Before listing or buying.
Pre-sale inspection so the roof doesn’t become a closing negotiation. Or pre-purchase: know what you’re inheriting and budget for it.
Around year 15–18.
Most TN asphalt roofs hit decision-time at year 18–22. A year or two before, we can give you a realistic remaining-life estimate so the replacement isn’t an emergency.
Annual peace-of-mind check.
Some homeowners book us yearly. We catch nail pops, flashing wear, ventilation drift, and pipe-boot failure before they cause leaks.
You see a stain inside.
Drip mark on the ceiling, attic light shining where it shouldn’t, musty smell upstairs. Better to find the source than chase the symptom.
A neighbor got a new roof.
Hail tends to land in swaths. If a neighbor’s claim was approved, yours might qualify too. We check, fast.
What we check.
Aerial overview
Drone pass at 30–60 ft. Every slope, valley, ridge, penetration. 4K imagery archived to your customer file.
Ground walk
Walk every elevation. Look at fascia, soffit, drip edge, accessories, ground-level granule deposits. Diagnostic from below.
Roof level
Boots on. Test squares for hail. Lift sample shingles to check fastener placement, seal, and underlayment. Hand-on-flashing checks on every chimney, sidewall, valley, and skylight.
Attic
Decking from below. Daylight (where it shouldn’t be), staining, ventilation pathways, insulation density, signs of moisture or animal entry.
Report
Next-morning PDF report with annotated photos, condition rating per slope, ventilation calc, and three honest options: do nothing, repair, replace. Yours to keep regardless.
- · Tell you if your roof is fine and to call us back in 5 years.
- · Identify hail or wind damage that warrants an insurance claim.
- · Recommend the smallest possible repair when that’s the right fix.
- · Give you a remaining-life estimate based on observed wear.
- · Leave you the report whether you hire us or not.
- · Walk you through the photos in person or over the phone.
- · Knock on your door uninvited after a storm.
- · Pressure you to file a claim that won’t survive an adjuster meeting.
- · Invent damage that isn’t there.
- · "Find" hail damage on a roof a competitor just inspected and cleared.
- · Quote a full replacement when a repair will do.
- · Charge you for the inspection. Ever.
